ReNests LLC Cancellation Policy
At ReNests LLC, we understand that plans can change. Our cancellation policy is designed to balance flexibility for our tenants with the need to manage properties effectively. Please review the details below:
1. Lease Cancellation Prior to Move-In

Notice Period: If you need to cancel your lease before moving in, you must provide written notice at least 10 days before the lease start date.

Refund Policy:

Security Deposit: Fully refundable if notice is given 10 days in advance.

First Month’s Rent: Refundable minus a $150 administrative fee for processing.

Cancellations within 10 Days: Security deposits may be forfeited unless a replacement tenant is secured.

2. Early Lease Termination

Notice Requirement: Tenants wishing to terminate their lease early must provide 10 days' written notice.

Early Termination Fee: Equivalent to one month’s rent unless otherwise specified in the lease agreement.

Finding a Replacement: If you secure an approved replacement tenant, the termination fee may be waived. The replacement tenant must meet ReNests LLC’s application and approval criteria.
3. Month-to-Month Lease Cancellations

Notice Period: Tenants on a month-to-month lease must provide at least 10 days' written notice before vacating.

Final Rent Payment: Rent for the final month is prorated based on the move-out date.
4. Cancellation Due to Breach of Lease

ReNests LLC reserves the right to cancel a lease agreement if the tenant violates lease terms, including but not limited to:

Non-payment of rent.

Property damage.

Disturbance to other tenants or neighbors.

In such cases, tenants may forfeit their security deposit and be held liable for any additional damages or unpaid rent.
5. Exceptional Circumstances

We recognize that unforeseen circumstances, such as medical emergencies or job relocations, may require early lease termination. In these cases:

Documentation (e.g., a letter from an employer or doctor) is required.

We may offer flexible solutions, such as reduced termination fees or lease transfers.

6. Security Deposit Refunds

Refunds of security deposits are subject to a final property inspection. Deductions may apply for:

Unpaid rent or fees.

Damages beyond normal wear and tear.

Failure to clean or remove personal belongings upon vacating.

Refunds will be processed and paid within 30 days of the move-out date.
7. Communication
All cancellation requests must be submitted in writing via email or mail to ReNests LLC’s main office. Verbal cancellations will not be accepted.
